Nature and scope of advice
Jeremy provides financial advice about home loans, including:
- Borrowing for the purchase of a first or subsequent home
- Refinancing existing mortgage debt
- Investment property lending
- Construction loans
Jeremy works with over 20 banks and lenders, which may change from time to time. The advice provided is based on your personal circumstances, goals, and the products available through the panel.
Jeremy does not provide advice on KiwiSaver retirement funds, investments, insurance, or any product outside mortgage lending. He cannot provide legal or tax advice — consult your solicitor or accountant for those matters.
Fees and remuneration
In many standard situations, the lender pays the adviser a commission. Some complex, specialist or short-lived lending arrangements may involve a fee. Any applicable fee and remuneration will be explained before Jeremy proceeds.
Where a commission is received from a lender, it is typically between 0.55% and 0.85% of the value of the loan, plus an ongoing trail commission of between 0% and 0.20% of the remaining loan balance per year. The exact amount will depend on the lender and mortgage type, and will be disclosed to you in writing before advice is given.
Fee after approved loan not taken: If you receive loan approval through Jeremy's efforts and then choose to work directly with another lender or adviser, you may be charged a fee of up to $3,000 to cover costs and foregone commission. This will be discussed and agreed in advance.
Early repayment / clawback: If you repay your home loan or make a significant lump-sum repayment within 28 months of drawdown, Vega Mortgages Limited reserves the right to charge a fee up to the amount of commission the lender claws back.
Conflicts of interest
Jeremy is remunerated by lenders when a mortgage is settled. Different lenders may pay different commission rates, and his remuneration is proportionate to the amount borrowed. Jeremy manages this conflict by:
- Recommending products that are appropriate for your goals and circumstances
- Disclosing the commission payable before any advice is given
- Maintaining written records of the basis for each recommendation
- Completing annual training on managing conflicts of interest
Vega Mortgages Limited has a Conflicts of Interest policy. You may request a copy at any time.

Jeremy, and Vega Mortgages Limited, have duties under the Financial Markets Conduct Act 2013 relating to the financial advice provided. These duties require Jeremy to:

- Exercise care, diligence, and skill
